Our office in the Mount Pleasant student heartland and we are accessible and friendly to you guide you throughout the tenancy.

Which area is best for me ?

Areas near to Swansea University include Brynmill, Uplands, Sketty and Sandfields and the Mount Pleasant and City Centre areas are closer to the Swansea Metropolitan University. Both universities are served by good bus services direct to the campus sites and are easily accessible. We will be able to give you details of the local bus routes when we meet you. If you have a car you may like to live further afield- we can help you with that too. It’s just a matter of preference and budget.

What type of properties can we offer you ?

Shared Houses, Flats and Apartments- whatever you choose they will be well presented and appointed properties and compliant.

When do we need to start looking ?

Such is the demand for the accommodation we start processing the applications in January ready for the September term. Properties are reserved on a first come first served basis and we recommend you secure your accommodation as early as you can. You mayl miss out on the best ones and have to take what is left.

Group Registration

If you are a group of friends register your group as early as possible so that we can allocate suitable properties for you to view.

What will the accommodation include ?

All the student properties we accept will comply with current safety regulations usually have Gas Central Heating and Double glazing and will comply with Local Government requirements. All compliance certificate will be available for you to see.

Bedrooms will be furnished with Double Beds ( usually), Desk, Chair, Wardrobes and Chest Of Drawers as a minimum. Many have internet facilities installed for use in the bedrooms subject to the Tenants entering into a contract with their chosen provider.

Kitchens will normally include Cooker or Hob and Oven, Fridge Freezer, Microwave and Washing Machine.

Lounge area will have seating and a coffee table.

What is the process once I have found a suitable property ?

Once you have found a suitable property you will have to book an appointment to complete the application form, produce ID and course details and read through the Tenancy Agreement. An application form can be downloaded for you to complete and return with your payments.

Tenancy Agreements

You will be offered an Assured Shorthold Tenancy Agreement which has been approved by our solicitors but we always advise that you READ THE CONTRACT PRIOR TO SIGNING IT. Various laws and obligations will be written into the Tenancy Agreement to protect all parties concerned. Please read and understand fully the commitment you are making and what is expected from all parties- that means you and your guarantor as they are equally as liable as you are- even though they may live at the property with you. For example, the tenants have an obligation to their neighbours when it comes to noise levels and putting out the rubbish bags on time and under HMO regulations smoking is not allowed on the property. If you do not understand what is expected of you please ask us and will explain it to you or take legal advice before agreeing to the terms.

You will be required to nominate a suitable Guarantor (An income earning UK Resident who is willing to guarantee your rent or any debts as a result of you not being able to pay – normally a Parent or Guardian). You will also be required to pay the Agency Fee and Deposit your Bond at this point. All bond monies are entered into the Deposit Protection Service (DPS) in accordance with the law introduced in April 2007.

How much is the Bond and where will it be held ?

The Bond is normally equal to 1 months rent per tenant, depending on the landlord. Some landlords with high quality properties may ask for a higher Bond to protect their property against damage that may be caused by the tenant. The money will be deposited with the Deposit Protection Service (DPS) which is one of the government approved schemes introduced when the law regarding the holding of tenants bonds was introduced in April 2007. Full details will be provided to you on how the scheme works. A the end of the tenancy provided the rent and all final utility bills are discharged and there is no damage or cleaning to pay for the Landlord will authorise us to release the Bond to you from the DPS.

What if I DO NOT have a UK based Guarantor ?

If you cannot provide a UK based Guarantor then you may have to provide a larger bond in order to give the landlord additional security. This will still be held by the Deposit Protection Service (DPS) and is fully refundable in the event that the house is returned in good condition, all bills and rent are paid up to date and in full. All guarantors will be required to consent to a credit referenced check. A fee will be payable for this. All information is kept in accordance with Data Protection Act 1988 and then landlord will have the final decision with regards to the approval of any tenancy.

What are the moving in procedures ?

It is vital that you book your moving in appointment before arriving in Swansea. A member of staff will be present to open up the house and give you a key to both the front door and your bedroom. An inventory will also be produced which you will have to check over, sign and return to the office within 48 hours of arriving. The inventory is in place to protect you as well as the landlord and it is in your best interest to make sure you have a signed and dated copy produced at the earliest possible opportunity. You will not be allowed the keys until all rents, fees and Bonds have been paid in full.

If you are a group of students and the lead tenant has already moved in you may collect the keys from the office and let yourself in. You must liase with the lead tenant and other house sharers have all of your names put onto the account.

What do I do next ?

If you have found a property or would like us to find one for you, you will need to provide

  2. Copy of your passport and or driving licence
  3. Evidence of your college or university course
  4. Course number and student ID number- to enable us to reply to Council Tax exemption enquiries
  5. Rent, bond , credit referencing fee ( if applicable) and administration fee for Adenhill for clearance

How much will I need to pay out to secure my accommodation ?


  1. A sum equivalent to one months rent. This is a retainer / holding fee to reserve your accommodation and will convert into the first months rent when the tenancy commences. All student tenancies start from the 1 July and end on the 30 June the following year. If you do not proceed you will lose the retainer unless we are able to re-let your room which of course we will do our very best to do. So if your circumstances change let us know as soon as you can to give us the best chance to find a replacement for you. Your cheques will be banked when you application is accepted and tenancy approved and held in a separate client account until the tenancy commences when it is distributed to the Landlord and the Deposit Protection Scheme.

  3. Credit Reference fee and Processing Fee payable to Adenhill


Prompt replies

To enable Adenhill to process you application we will need the following from you as soon as possible. We are processing a huge volume of applications at the same time due and if you want to ensure you get the property you want- all the best ones are snapped up- you suggest you reply promptly. Processing take about 10 days and if you do not reply within the timescale set we will remarket the property. Your property will not be secured until all payments have been made and cleared through the bank.
